MINUTES OF THE MEETING OF THE BOARD OF DIRECTORS OF THE HILLSBORO LE BARON CONDOMINIUM ASSOCIATION, INC. HELD ON WEDNESDAY, NOVEMBER 12, 2008, IMMEDIATELY FOLLOWING THE BUDGET MEETING AT THE ASSOCIATION’S CLUBHOUSE

Present from the Board of Directors were Sam Bowling, President; Jack Mahony, Vice President; Fred DeJacma, Treasurer; Ken Koppenhoefer, Secretary; John Reiser, Director and Dick Bergman, Director.  Roman Bartkiw, Director, was absent with prior notice.  Present from Residential Management were Mark McKnight and Shannon Koorse.

CALL TO ORDER
The meeting was called to order at 4:17 pm.

APPROVAL OF MINUTES
John Reiser motioned to approve the minutes of June 26, 2008; seconded by Jack Mahony.  All in favor.  Motion carried.

PRESIDENT’S REPORT
Sam Bowling passed out copies of his president’s report to the owners present.  Sam then discussed in detail each item in the report.  Sam answered all questions asked from owners in the audience. (See President’s Report attached)

OLD BUSINESS
Sam Bowling reminded residents not to tamper with the doors while they are in the process of trying to resolve the door rusting issue.  Don Moscone stated that any pitted hardware on the doors will be replaced, and that residents can apply paste floor wax to the doors to protect them.  A discussion regarding the doors and hardware ensued, while Sam Bowling took questions from the floor.

Sam Bowling told residents that they should notify the office if their railings are making noise, have popped any screws or if there is evidence of paint bubbling.

NEW BUSINESS
Sam Bowling mentioned that there have been some recent issues that have come up regarding dock space and the mooring of sailboats at our dock.  He asked the Board if they felt sailboats should be allowed.  Ken Koppenhoefer stated that he did not feel sailboats should be allowed, and that the Board should respect the wishes of the many homeowners who do not want sailboats.  After must discussion, the Board agreed to table this discussion until further research on the matter is completed and a legal opinion is obtained.

Sam Bowling notified the residents that they now have paper recycling.

Sam Bowling stated that he would take a look at the doors on the West Building, after a resident reported that the doors would not close when there is high wind.

ADJOURNMENT
There being no further business before the Board of Directors, the meeting was adjourned at 5:30 pm.
