Notice to Owners of Le Baron Condominium Association

All owners please be advised the next Board approved Concrete Renovation Project Assessment is due on December 1, 2006, in the amount of $3,650.

The Board of Directors is hereby notifying all owners of the following recent board decisions:
  1. On October 19, 2006, the Board of Directors passed the following motion regarding replacing windows in units currently not compliant with the 2001 Miami/Dade Code.

    After lengthy discussion, a motion was made by Winifred Chambers and seconded by Jack Mahony to proceed with the replacement of all association windows that are deemed to be less than the 2001 Miami/Dade Notice of Acceptance (NOA) code for impact windows.

    All owners with impact code compliant (Miami-Dade NOA) windows installed in accordance with the 2001 or later code, will not need new windows. Any owner with windows installed before 2001, not meeting these requirements, will be required to replace their windows with code compliant windows. This project will be undertaken by the Board and billed to said owners according to the number of windows to be replaced in your unit. (Requests for Proposals (RFP’s) for this project are currently being prepared.)
  2. Any owner wishing to install balcony shutters will be required to adhere to the new shutter policy approved by the Board at the October 19, 2006, Board of Directors meeting. (See policy attached) The Shutter Policy will be maintained in the office and be presented to new owners at their membership interview. The Shutter Policy was passed unanimously at the Board Meeting held on October 19, 2006, and included a proviso that should any part of the policy be found contrary to law, that part only, would be deemed to be null and void and all other parts of the Shutter Policy would remain in effect.
  3. All unit owners who currently have a screen or storm door will have these doors removed as part of the new hurricane door replacement project. Existing door frames must be replaced and screen and storm doors currently are attached to these frames. Owners wishing to reinstall a screen/storm door must wait until the Board articulates and approves a new Screen Door Policy. If a policy is approved, new screen doors may not be installed until the replacement project is completed and the association accepts the door installation. Notice will be given to owners when this event occurs.
  4. No modifications such as drilling “peep holes”, doorknockers, etc to the new hurricane proof doors will be allowed by the Association. Miami/Dade code compliance will be compromised if alterations are made to the doors.
  5. Unit numbers are required to be placed on each unit entry door. The number installation is a part of the door contract and will be added to the door at completion.
  6. Tile is not to be installed on the new balconies, until such time as the contractor completes the waterproofing and the textured finish. Notice will be given to owners when tile may be installed on their unit balcony.
