Re: Shutters

Dear Owners:

The contract for concrete restoration includes the removal and reinstallation of shutters that were installed after 1994 and meet the current code requirements. To reinstall your shutters, we need proof such as your receipts for the work, copy of permit or other documentation you may have that verifies the date of installation and code compliance.

It has become apparent that any shutter that meets the criteria and can be reinstalled at the rail line will have to be modified. It is also apparent that our restoration contractor does not have the tradesmen to perform these modifications. This is especially true if your shutters are electrically operated. The bid documents did not recognize that shutter modifications would be required. Therefore, we are presently negotiating a credit from the contractor for the reinstallation.

It is our strong recommendation that you furnish the office with the documentation that your shutters meet the current code criteria. If it is determined your existing shutters meet the current code requirements, we recommend you contact your own shutter company and have your shutters removed and reinstalled by a contractor of your choice. Again, reinstallation is dependent on code requirements and future Board action.

Be advised that most Sunshade roll up shutters do not meet current code criteria.

This letter amends my letter of March 27, 2006, regarding shutters.

It is also mandatory that all furniture and incidentals be removed from the balconies when restoration begins on your unit stack.
