Le Baron Condominium President's Report :

Sam Bowling, President presented the following report to the Board of Directors and Owners present at the annual meeting.

The Building Committee feels the restoration contractor is making good progress on the concrete and painting restoration project. Restoration of concrete, the first application of waterproofing and new railings have been installed on approximately fifty (95%) percent of our balconies. Concrete restoration work continues on Stack No. 9 in the East Building.  Railings will be installed on Stack No. 9 within the next two weeks.

The final coat of Catwalk waterproofing has been completed on approximately fifty (50) percent of the catwalks in the West Building.  Final painting, waterproofing and inspection of the West Building should be complete in two weeks.

Finish painting, balcony and catwalk waterproofing, texture coating on balconies and catwalks will proceed from the top floors of each building down to the lower floor to prevent dripping and marring of finished work.

The building committee is well aware there have been splatters of concrete and paint on owner’s windows, doors and railings.  Do not attempt to clean these items as the contractor must clean to the satisfaction of the Building Committee prior to final acceptance.

Until the restoration work is completed and accepted, owners are not to attach any items to the balcony decks, railings, new doors and building walls.  The Building Committee will advise the owners when the project is completed and accepted.
Owners preferring to install tile on their balconies cannot proceed until such time when the work is completed and accepted by the Le Baron Building Committee.  Notice will be given to owners when tile installation may commence.

Replacement of the entry and egress doors project continues in both the West and East Buildings. Delivery of the doors continues to be a problem. We have experience some rusting of the primed doors on the 8th and 9th floors of the East Building.  The manufacture has been contacted and visited the site. Hopeful this problem will be worked out in the near future.  New balcony doors will have a retaining bar to prevent the wind from blowing the door open.  They will be received in approximately two weeks and installation will begin.  In the mean time show extreme caution when opening the balcony doors.

The Building Committee has been advised the new roof installation will commence on February 12, 2007.  A staging area on the south side of the West Building must be maintained for the roofers crane and stockpiling of materials.  This will require the evacuation of parking spaces on that end of the building.  The office will reassign parking spaces during roof construction.

Parking is in disarray at the Le Baron.  The Board is attempting to get control of the parking.  You will note notices going up that inform owners that all automobiles parking on the property must be the property of an owner, be registered in the office
And contain a Le Baron parking sticker with the assigned parking space number on the rear window of the automobile.  If an automobile does not contain a registration sticker it will be towed from the property at the owner’s expense.

The Board of Directors terminated the contractual agreement it had with InterClaim and George Pollio at the end of the year for failure to meet their obligations under the agreement.  The Board of Directors entered into a contract with Insurance General Contractors (IGC) of Mount Dora, Florida early in 2007.  We anticipate IGC will prepare a new claim of damages to be presented to our insurance company hopefully by the end of February.  IGC has a tract record of settling claims with our insurance company and we are hopeful to bring our insurance claim saga to an end as soon as possible.

Sam Bowling intends to welcome new board members, Bob Stevens, George Pearson and Jack Mahoney to Board at the Annual Meeting.  These three owners were the only candidates to make a timely filing for the board seats and it is anticipated they will be accepted at the Annual Meeting.  New Board members will be asked to volunteer to handle many of the current issues facing the Board.

Sam Bowling will advise the Owners at the Annual Meeting, by notices posted on the bulletin boards and the web site of the date of the first Board Meeting of the new 2007 Board to be held on Wednesday, February, 7, 2007, at 4:00 P. M. in the Clubhouse.

Agenda items to be discussed at this meeting will be election of officers of the Board for 2007, an assessment on March 1, 2007, for the cost of the installation of code approved doors to meet insurance requirements, Screen Door Policy, Shutter Policy, Window Replacement Policy.

Sam Bowling also intends to point out to owners that sign up sheets for the 2007 Committee Assignments will be posted in the lobbies.  Sam requested all those owners wishing to serve the association to sign up for the committees where they feel their knowledge and experience may be of benefit to the association.
