Le Baron Condominium President's Report :
The Building Committee feels the restoration contractor is making good progress on the concrete and painting restoration project. Restoration of concrete, the first application of waterproofing and new railings have been installed on approximately (100%) percent of our balconies.
The West Building Catwalk waterproofing is 90% complete. Our engineering firm is inspecting all unit balconies in the West Building and a punch list is being prepared. Any deficiency will be corrected before final acceptance. If you have deficiencies please report them to the office staff.
Again I remind owners that the building committee is well aware there have been splatters of concrete and paint on owner’s windows, doors and railings. Do not attempt to clean these items as the contractor must clean to the satisfaction of the Building Committee prior to final acceptance.
Until the restoration work is completed and accepted, owners are not to attach any items to the balcony decks, railings, new doors and building walls. The Building Committee will advise the owners when the project is completed and accepted. Owners preferring to install tile on their balconies cannot proceed until such time as the work is completed and accepted by the Le Baron Building Committee. Notice will be given to owners when tile installation may commence.
Replacement of the entry and egress doors project continues in both the West and East Buildings. Delivery of the doors continues to be a problem. I reported to you last month that we have experience some rusting of the primed doors on the 8th and 9th floors of the East Building. The manufacture has advised they will replace all rusting doors at their cost in the near future. New balcony doors will have a retaining bar to prevent the wind from blowing the door open. The retaining bars still have not been received. In the mean time please show extreme caution when opening the balcony doors.
Work on the new roof for the west building started on February 6, 2007. A staging area on the south side of the West Building must be maintained for the roofer’s crane and stockpiling of materials. This has required us to evacuate the parking spaces on that south end of the west building. The new roofs will be coal tar pitch roof applied over and meshed with roof insulation. The type of roof is a superior type of roofing, as it will accommodate ponding water. The new roofs will be flashed into the new parapet walls to prevent future lifting. The installation of the west roof is anticipated at 4 to 6 weeks depending upon weather. We are hopeful that once the west building is completed the roofer will be able to move to the east building and complete that roof in late spring. Access to the roof areas will be limited for maintenance during the roofing operation. Any owner wishing to have maintenance persons on the roof must arrange access thru the Le Baron office.
Again I point out that parking is in disarray at the Le Baron. The Board is attempting to get control of the parking. You will note that notices are being pasted on autos that inform the owners that their automobile parked on the property must be the property of an owner, be registered in the office and contain a Le Baron parking sticker with the assigned parking space number visible on the rear window of the automobile. If an automobile does not contain a registration sticker it will be towed from the property at the owner’s expense.
Insurance General Contractors (IGC) of Mount Dora, Florida, is diligently preparing a revised Wilma claim from our photographs, owner’s documentation and building review. We anticipate IGC will prepare a new claim of damages to be presented to our insurance company as soon as possible. IGC has a tract record of settling claims with our insurance company and we are hopeful to bring our insurance claim effort to an end as soon as possible.
Sam Bowling intends to welcome new board members, Bob Stevens, George Pearson and Jack Mahoney to February Board of Directors Meeting. They were elected directors at the Annual Meeting.
Sam Bowling pointed out to owners that few of them have signed up for the 2007 Committee Assignments posted in the lobbies. Sam said that committee assignments would be made and posted in the lobbies in the near future.
